New offramps boost demand in Pretoria suburbs

Demand for housing in Pretoria’s Erasmuskloof and Newlands areas has soared in the past month.

Aida’s area agent Colin Michael says the market came alive after a very slow start to the year. “Our sales figures for the month were more than double the total for the preceding seven months,” he says.

“Units in all price and property classes proved popular, from sectional titles to duets, full-title clusters and luxury free-standing homes. The top property sold during the month was an outstanding home in Erasmuskloof, bought by a professional person at R3,9m.”

Investors are also showing interest, he says, and a single investor bought two sectional title units during the month to add to his rental portfolio.

“The confidence in the local market is underpinned by the area’s popularity, which was boosted by the completion of the new Garsfontein Road off and on ramps on the N1 highway. This makes access much more convenient and much quicker for residents in Erasmuskloof and Newlands,” he says.

“The upgrade of the Rigel Avenue on and off ramps further contributes to quicker traffic flow in this area. Traffic congestion in peak times influences buyers’ decisions when it comes to choosing a residential suburb – and better access to the highway has added to the desirability of our area.”

Family buyers are active in the local market thanks to excellent local schools, notably Constantia Park Primary, Hatfield Christian and Waterkloof Hoërskool. The area also attracts a fair share of buyers who are relocating to Pretoria from other regions in the country.

The entry-level price in these sought-after suburbs is around R600 000 for two-bedroom, one-bathroom townhouses, which are popular among younger buyers and older residents scaling down. Upmarket townhouses are priced up to R1,4m

Prices for duets, which were also in high demand in August, range from about R750 000 to R1,4m. House prices start at about R1,5m in Newlands and about R1,8m in Erasmuskloof..
