Lack of land in Cape Town’s Blaauwbergrandt is driving the demolition of older buildings to make way for new commercial and residential units. Ricci Johannessen of the local Aida franchise says the area is well established but is gaining even more favour among young professionals because it offers good access to Cape Town’s city bowl. “This has given impetus to the trend of demolishing older blocks of flats and shopping centres and rebuilding high-rise mixed use developments and sectional title apartment blocks.” He says the younger set is also attracted by the vibrant lifestyle in Blaauwbergrandt. “The famous Blouberg beach is within walking distance and the area boasts a vibrant night life with many restaurants and pubs. “It also affords residents a beautiful view across False Bay towards Table Mountain and Robben Island.” The price of two-bedroom apartments in the area now start at around R650 000 for a 54sqm inland unit, and about R1,2m for a beachfront unit. House prices also start at around R1,2m but, Johannessen says, the average sale price is around R1,6m – on a listing price of around R1,7m.
